THE POSITION
Rudin seeks to hire a highly motivated, dynamic individual to join the company as a Project Manager (PM). The ideal candidate will have a proven track record in residential construction within New York City. As part of the Design and Construction department the PM will work closely with departmental staff, key stakeholders, and other internal departments, Leasing, Operations, Finance and Accounting, and Senior Leadership. This position reports to the VP, Construction Executive – Major Projects.
Responsibilities
- The Project Manager drives the successful execution of assigned projects, provides support to facilitate planning and coordination of design and construction activities to ensure that all project objectives are accomplished, and ensures successful project completion is achieved
- Responsible for the overall management and administration of the assigned project(s) and leads the establishment of project specific objectives and policies
- Oversees and ensures all facets of assigned projects are constructed in accordance with design, budget, and schedule
- Communicates directly with department manager(s), designers and contractors concerning project costs, budget, schedule, RFI’s, submittals, logs, deliveries, and construction
- Assists in preparation of project schedules, budgets, RFPs, and cash flow projections
- Reviews proposed scope changes and change orders in accordance with approved project budgets
- Maintains plan approvals, project permits, and supporting documentation
- Reviews contractor schedules and creates two-week look ahead schedules in accordance with progress and overall project schedules
- Solicits, reviews, and organizes contractor and subcontractor requisitions/pay applications in accordance with approved schedule of values
- Conducts project tracking through internal software as needed (Yardi, Procore, etc.)
- Prepares reports on all aspects of project progress
- Meets regularly with contractors and consultants to discuss performance issues, scheduling, and payment concerns
- Monitors active construction to ensure projects are built on schedule, within budget, and of highest quality
- Keeps consistent lines of communication open with department manager and proactively shares project progress and budget matters
- Develops recovery strategies when project schedule, scope, or budget are in jeopardy
- Manages all facets of project close-out, including punch list, equipment commissioning, obtaining TCOs, turnovers to engineering and management teams, archiving of documents, maintenance and warranty manuals, deficiencies, warranty work, and municipal sign-offs
- Responsible to oversee job consultants and contractors obtain all necessary city agency approvals in timely manner
Requirements
- Minimum of 8 years of experience in construction with specific experience pertaining to the Manhattan market luxury rental and/or office to residential conversions
- Demonstrated experience in adaptive reuse and renovation projects, with a focus on transforming existing structures for modern functionality and code compliance
- Bachelor’s degree in Construction Management, Engineering, Architecture or similar field of studies or experience preferred
- Strong organization skills and high attention to detail
- Must be experienced in working with city and state agencies, including but not limited to, DOB, DOT, DEP, and LPC
- Ability to translate strategic vision, create action plans, and execute
- Demonstrated ability to create and manage budgets and schedules
- Experience with managing multiple projects simultaneously
- Experience with oversight of vendors and contractors to ensure quality standards and schedules are met
- Experience with creating and implementing design standards
- Experience with project types including but not limited to Office to Residential Conversions, Apartment Renovations, Lobbies, Amenities, Exterior Spaces (Plazas, Roofs, Terraces), Parking Garages, and Facades
- Proven experience in leadership; strong communication and interpersonal skills are essential
- Ability to lead and work in a team environment
- Excellent computer skills including experience using MS Office, Microsoft Project Scheduling and Project Management software, Yardi; Procore a plus
Total Compensation
- The base salary range* for this position is $130,000 - $170,000
- This position is eligible for a discretionary bonus
