Avison Young / Pace Properties is seeking an experienced, organized and ambitious individual to fill a senior position as Senior Vice President - Project Management (Owner’s Representative). Founded in 1993, Avison Young / Pace Properties is an international, fast-growing commercial real estate firm focused on providing integrated real estate advisory services including strategic planning, transaction and project management. The available position is located in St Louis, MO.
Roles and Responsibilities
The successful candidate will be a highly motivated and results-oriented Business Development Construction Manager with 7+ years of experience in identifying and securing new business opportunities within the construction/owner’s representative industry. Candidate must demonstrate a proven ability to manage projects from inception to completion, build strong client relationships, and drive revenue growth.
The candidate will be responsible for leading a team (currently 3 senior staff and 1 junior level staff) of highly qualified advisors practicing in the areas of design and construction management, development project management, move management and building condition assessments.
The primary role of this position will be to identify and pursue business development opportunities, evaluate and implement the best practices to provide consistent deliverables across all assignments, consistently evaluate the market fees for services and develop and implement a staffing model that produces the best client results while maintaining target profit margins of the business. In addition, the role will include oversight of assignments and working with the team to advise clients on how to best resolve key issues and challenges involving design and construction.
Candidate will be representing Avison Young / Pace Properties and must be an articulate presenter who can generate confidence and trust in prospective clients as experienced, capable member of an integrated real estate team of advisors. Candidates should have exceptional written and oral communication skills.
The skills, knowledge and experience required for this position are as following:
- Strategic planning, market analysis, client relationship management, negotiation, contract negotiation, sales, business development, marketing, competitive analysis
- Demonstrated and documented business development experience
- Develop a business plan working off candidates prior experience, the team experience and current market trends including a detailed target list and road map for reaching such targets
- Respond to RFP’s for new business and create marketing materials
- Strong ability to build rapport and trust across all levels of a project team
- Solid organizational and time management skills; proficient problem solving and negotiating skills
- Ability to define a project’s scope and objectives infusing the technical and fiscal feasibility into the plan
- Preparation of accurate capital budgets including design, construction, technology, furniture and relocation costs; constructability knowledge is essential
- Competence to create conceptual construction cost estimates
- A working knowledge of lease documents including the ability to review work letters
- Draft sophisticated RFP’s, project reports and professional service proposals
- Develop policies and procedures for contractor selection and bidding
- Identify conflicts in clients’ schedule and/or project goals
- Conduct due diligence reviews, evaluate local municipal ordinances and determine their impact on a project
- Evaluate and analyze construction bids and change order proposals
- Review, analyze and negotiate contracts with general contractors, architects, engineers, and other third party vendors
- Manage design and construction contracts and maintain project budgets on behalf of clients
- Provide value engineering alternatives and ideas which will result on time savings, cost savings and quality and/or schedule improvements
- Knowledge to create both milestone and detailed project schedules
Minimum Qualifications:
- Bachelor's degree in Engineering, Construction Management or Architecture
- Minimum of Seven (7) years’ experience managing construction projects
- Previous success with business development and experience with contract negotiation, bidding and awarding contracts
- Proficiency in Microsoft Office suite and MS Project
- Familiarly with AutoCAD, Revit and LEED
- Valid Driver's License with no alcohol or drug related events within the last 5 years and no more than 3 moving violations and/or at-fault accidents within the last 3 years
- Must be authorized to work in the United States and not require work authorization sponsorship by our company for this position now or in the future
